Project Stages

  • 01. Brief

    To begin we help you identify your aspirations and requirements for your project. We explore themes, subjects and narratives which are specific to your project.

  • 02. Concept

    We develop abstract notions into spatial schemes. Test ideas in context to prioritise and refine them against use and experience over time.

  • 03. Coordination

    Consolidate information from project consultants such as Planners, Building Control and Engineers to develop the design inline with the concept.

  • 04. Technical

    We explore and decide on the finer material details. For example, the mechanical and electrical systems, purchase schedules and material build-ups.

  • 05. Construction

    Control quality, time and budget in collaboration with the contractor.

  • 06. Handover

    Ensure the rectification of any defects before contract closure.

How much?

  • You may have an idea of how much you would like to spend or know the maximum you can possibly spend on your project. Establishing the budget early on will allow us to be more efficient with your time. From the outset we work with you to explore your requirements and aspirations. Then we can suggest preliminary options to discuss what can be expected at a range of budgets.

    It is possible that the expectations and budgets of some prospective projects are so very small that they should be completed by working directly with a builder. We are open and honest and our advice is aimed at giving you the best option.

  • Ways we calculate our fees:

    1. Deliverables

      One option is to calculate fees based on each service we deliver. These fees will be set out in an appointment contract and agreed before we begin. They are based on our projected time to complete the deliverables on your specific project.

    2. Percentage

      On average architects’ design fees range between 5-15% of the construction costs depending on the scale of the project. The higher the construction cost, the lower the percentage.

    3. Hourly Rate

      When the scope is open-ended we offer an hourly rate. This method can be advantageous if a client is unsure of how far they would like to progress through the stages. There is less certainty of the total fee so we provide regular updates on the hours spent.

  • Depending on the size of the project it may be beneficial to break up the payments. From a single payment for small commissions, to packaged stages, to monthly payments.

    Packages of documentation are typically divided into 3 parts with each sequentially approved for payment.

  • Ways to estimate construction cost:

    1. Contractor quotes

      This is an accurate sum of the construction cost and comes at the end of stage 4, once the technical information has been reviewed by the nominated contractor.

    2. QS

      When a detailed estimate is needed early in the project, a Quantity Surveyor can provide figures, with increasing accuracy as the design progresses. It can also provide a benchmark to compare against contractor quotes.

    3. Precedents

      We can look at constructions costs of a similar project to give an approximate indication. It is worth noting that bespoke designs are by definition different and market rates fluctuate.
